Project Management
HEADLINE
As Construction Managers we offer the following services:
- Reviewing project documents including contract with client, drawings, specification, and price verification
- Contacting designer and city officials for design and permit issues
- Locate competitive supplier and subcontractors to execute the project. We will work of your list of preferences
- Preparing project schedule and budget as needed based on the size of the project
- Obtain all necessary approvals as needed - Shop drawings review, submittal and tracking
- Construction supervision.
- Quality control review and quality assurance documents as needed
- Vendors and subcontractors relation and management.
- Client relation and communication.
- Work Inspection and attending city inspectors as needed
- Pricing all CNN and change orders
- Progress control and reporting for billing purposes. Billing to be done by your own department based on progress report that I provide and clients approves.
- Project documentation and close out documents including project binder and O&M manuals as needed. We will be using your preferred suppliers and subcontractors and work with your preferred project templates. We can present our own as needed based on your preferences. We will be visiting job sites as needed for subcontractors’ supervision and progress review and we will visit your office as needed. In general we will be working remotely.
Service Rate & Fees Structure:
Project Size: $50,000 to $100,000 Fees: $ Weekly
Project Size: $101,001 to $250,000 Fees: $ Weekly
Project Size: $250,001 to $500,000 Fees: $ Weekly
Project Size: $500,001 to $1,000,000
Fees: $ Weekly
Estimation

Both Top-Bottom and Bottom-up/ Pragmatic estimation based on the type of project and client requirements.
We can estimate all types of construction activities; Structure, Mechanical, Electrical, Finishes, Concrete, and demolishing
Service Rate & Fees Structure:
Our final estimation numbers will be presented along with all supporting prices/ quotations/ sources.
For manpower rates; we will use your preferred hourly manpower rates.
For Overheads; we will use your preferred overhead rates.
Site Visit and Job Showing: $ Per visit
Any complete layout including any additional detail drawing, specification:
-Mechanical layout (Plumbing/ HVAC/ equipment):
-Electrical layout (Power/ light):
-Finishes (Framing/ Drywall/ Painting):
-Excavation and underground:
-Demolishing:
M&E & Structure Design

M&E & Structure in-house design for the following any commercial space;
-Restaurants
- Hair or Nail Salon
-Commercial Stores
- Dental Clinics
- Walki-in Clinics
- We offer structure review for Seismic
- We can submit to applications to the city and obtain city approvals.
Service Rate & Fees Structure:
Our fees structure is based on design per discipline; we can design specific discipline or full project, based on client requirements.
